Approval Application Fees

Prior to issuing a zoning approval permit, the Zoning Administrator shall collect a permit fee from the applicant to defray the cost to the Village of processing the application.

Zoning Approval Permit Application – Q & A

Q:  What is the general process to get a permit?
A:  Applications for zoning approval must be made to the Zoning Administrator and must include the following information where applicable and must be included along with the completed zoning permit application:

  • Permit Required. No building shall be erected, moved or structurally altered until a zoning permit therefore shall have been applied for and issued.
  • All applications for a zoning permit shall be accompanied by:
    • $50 fee made payable to the Village Clerk
    • A location sketch in duplicate drawn to scale, showing the exact size and location on the lot of the proposed or existing building and accessory building, the lines within which the building shall be erected, altered or moved, the existing or intended use of each building, the number of families the building is intended to accommodate, and other such information to the lot and neighboring lots or building as may be necessary to determine and provide for the enforcement of this zoning ordinances. In lieu of a location sketch drawn to scale, a location sketch diagram which clearly shows the numerical size of and the distance to the items mentioned in the zoning use application and on this information sheet, may be substituted for a site plan drawn to scale.
  • Application Dimensions: All dimensions shown relating to the location and size of the lot shall be based upon actual survey. The lot lines and location of the building and thereon shall be staked out on the ground to allow for Zoning Administrator inspection prior to any permit being approved and before construction is started.
  • Other required information:
    • Physical address for the property requesting the zoning approval.
    • Name and mailing address of the applicant for the zoning permit, owner of the site, architect, professional engineer, or contractor.
    • Description of the site by lot, block and recorded subdivision or by metes and bounds.
    • Type of structure; Existing and proposed easements, streets and other public ways; off-street parking, loading areas and driveways; existing highway access restrictions; existing and proposed street, side and rear yards.
    • Upon request by the Zoning Administrator, the site plan shall show the location, and use of any abutting lands and their structures within forty (40) feet of the subject site.

Q:  What happens after my application package is submitted?
A:  The Zoning Administrator will review the applications and either approve or deny the application within thirty (30) days after receipt of an application. The applicant will be notified in writing whether approval is granted, and a zoning permit is issued. Refusal to issue a zoning permit shall be in writing, with reasons for such refusal.

Q:  What are some examples of things not requiring a zoning permit?
A:  Examples:

  • Any small, moveable accessory structure or construction such as bird houses, pet houses, play equipment, arbors; said minor structures shall be limited to sixteen (16) square feet in floor space.
  • Private sidewalks and driveways or formed patios, decks, and walkways that do not exceed six (6) inches in height above the ground.
  • Construction and placement of items mentioned in subsection a and b above must still meet all other applicable zoning requirements including setback requirements.

Zoning for Permanent Signs, Portable Signs and Message Boards – Q & A

Q:  Do I need zoning approval for permanent or portable signs and message boards in Lone Rock?
A:  Yes. Applications for zoning sign approval must be submitted to the Zoning Administrator.

Q:  What is needed in order to apply for a permit?
A:  A completed Portable Signs-Message Boards Permit Application and a $50 permit fee made out to the Village of Lone Rock

Q:  How do I know I need a permit for my signage?
A:  The use of portable, temporary or non-fixed signs or message boards is prohibited within the Village unless the owner or tenant of the property on which such type of sign is to be located first obtains a portable sign/message board sign permit from the Zoning Administrator.

Q:  What kind of signs do I need a permit for?
A:  Examples:

  • The use of portable, temporary or non-fixed signs or message boards is prohibited within the Village unless the owner or tenant of the property on which such type of sign is to be located first obtains a portable sign/message board sign permit from the Zoning Administrator. Such permit is valid for the calendar year and is subject to annual review by the Zoning Administrator for compliance with the requirements of this Subsection.
  • The Zoning Administrator shall not issue a permit for placement of a portable sign/message board if it presents a vision obstruction. The maximum size of a portable sign/message board shall be twenty (20) square feet on each face, back to back. Portable signs/message Boards shall not be located in any public right-of-ways, shall not have flashing lights, and shall be securely fastened to prevent any hazardous condition.
  • Except those specified in Section 13-1-143, no sign, billboard, awning or canopy, as defined in this Article, shall hereafter be located, erected, moved, reconstructed extended, enlarged, converted or structurally altered without a sign permit and without being in conformity with the provisions in this zoning code and until a zoning permit therefore shall have been applied for and issued.

Q:  What kind of signs do not require a permit?
A:  Examples:

  • Bulletin Boards
  • Interior signs
  • Memorial signs
  • Occupant signs
  • Farm signs
  • Real estate signs
  • Signs in display windows
  • On-premises symbols or insignias
  • On-Premises temporary and portable signs in residence districts
  • Civic event temporary signs
  • Political sign
  • Rummage/garage sale signs and Open/Close signs. (Please refer to Ordinance Sec. 13-1-143 for more information.)

Q:  Is there anything else that needs to be provided with my application?
A:  Yes. All applications for a Portable/Message Board Sign Zoning Permit shall be

accompanied by:

  • $50 fee made payable to the Village Clerk.
  • A legible, scale drawing or diagram with description and dimensions of the sign(s) to be erected or maintained under the permit and the proposed sign’s location on the building or site.
  • The basic materials to be used in construction of the sign.
  • A description of all electrical equipment if the sign is to be lighted or illuminated.
  • Information about the sign: Dimensions, including display surface; materials; illumination; wiring; height above grade; and distance from lot lines.
  • Any other information that may be reasonably necessary for the Zoning Administrator for the purpose of application evaluation.

Permanent Signs

Persons wishing to erect a permanent ground mounted sign or a sign attached to a building should contact the Zoning Administrator regarding obtaining approval for the sign.
